Which neighborhood is the best to open a day care in Greater Vancouver

I am looking to open a group day care and have been thinking a lot about which neighborhood should I open. Based on demographic statistic, Surrey, Port Moody, Burnaby and Delta have the most children. What is your opinion on this?
