Post Day care in Toronto in rent

Hello, I am new and need your advice I just thinking of taking care about 2-4 kids in home, but I am renting. Can it be on rented property or it should be the own home? Do I need any permission from landlord? Or check the zoning? (I saw this word on some website about opening day care)

Thank you very much in advance! Olga

I have ran a daycare while renting but I alway got permission first. I have had some landlords turn us down to rent from them because of the daycare.
